We have availability for a small number of monthly rentals (due to CoE and HMRC regs (241) these cannot exceed 5 months in any calendar year). These often suit relocation agencies, short-term corporate booking agencies, insurance relocation agencies, contractors, local businesses having overseas employees on short term project assignments looking for accommodation in Edinburgh.

All our apartments come with fully equipped kitchens for cooking, business fibre WiFi, Bedding and Towels, Smart TV, cleaning, and free on-street or private parking as standard. All bills are included.

The apartment is set within a large handsome 19th-century Victorian house situated on one of the most exclusive streets in Portobello and just a 2 minute walk from the beach.

SENSITIVE LET
As there are 3 apartments in the building we welcome guests that are respectful and considerate to neighbours. This means we ask that you please keep noise to a minimum between 10pm and 8am.

SAFE AND SECURE
An added benefit of the apartments is that the hosts live next door making this a safe and secure choice to stay during your visit to Edinburgh. They will usually be available to assist you during your stay.

PRIVATE PARKING AND EV CHARGEPOINT
Parking is incredibly expensive in Edinburgh. With the apartment you get a dedicated private parking space for the flat within a secure driveway, as well as access to an Electric Vehicle Charge Point (7.5kw).

We also have free on-street parking and a fantastic bus service with live bus tracking and a stop closeby.

THE KITCHEN
This cream shaker-style country kitchen with granite worktops is fully equipped with everything you need to cook a meal away from home. A few nice additions to the kitchen are the dishwasher, a 100cm wide range cooker, microwave, soft-close doors, full-size fridge freezer, kettle and toaster. There is also a washing machine in the utility area (clothes rack, iron & ironing board are in the hall cupboard).

HALLWAY
The hallway has ample space here to leave coats and shoes after a long walk along the beach or a hard day at work.

THE LIVINGROOM AREA
A soothing and stylish interior design with a comfortable 3-seat chaise-longue sofa, leather armchair, and everything you need to make your stay a home from home.

Also in the room is a 50 inch HD TV with quad processor which has all of your key apps like Netflix and Amazon pre-installed. WiFi is provided using high-speed fibre optic cables. This package is 1Gb (1,000 Mb) and has a minimum guaranteed download speed of 500Mb, upload of 50 Mbps, and a Chita router. Fibre broadband is consistently reliable and uptime exceptional, however enhanced fault response times are available if needed as this is a business (rather than personal) support package.

As the apartment is in a large Victorian property with thick walls we use a wifi mesh system throughout the building.

BEDROOMS
Bedroom one has a comfy Queen size bed (UK King) with a super-comfortable memory foam mattress and two types of pillows to choose from. Bedroom Two has a Double size bed (UK Double). For storage, each bedroom has bedside drawers, a vanity table with hair-dryer and useful socket close by with mirror, multiple usb a&c sockets throughout the flat, and lots of space to store/hang your clothes. Good quality freshly-laundered bedding and towels are provided for a hotel style clean apartment.

THE OFFICE/2ND RECEPTION ROOM
To help keep your work life and personal life separate, we have a very comfortable south-facing office at the back of the apartment which you can use as a second living area to relax in. The space has a 3 meter solid oak desk with an ergonomic office chair, a Chesterfield sofa for that morning cuppa and a 43” Samsung TV with quad processor with all the usual Apps. There is also a Yamaha Clavinova hammer-graded action piano with a synthesised Yamaha grand piano. We provide headphones so you can play on into the night (please use them :-).

THE BATHROOM
Clean and modern with contemporary fittings. This bathroom has a heavy steel enamel Kaldewei 1800 X 800 bathtub and a Mira Sport 10.8kw shower (the highest wattage shower available on the market). The basin and toilet are premium brands with good quality fittings, soft-close seat and an LED mirror which allows you to have a lower light source if using the bathroom at night.

There is constant hot water. The heating throughout the whole building is regulated centrally, however each radiator has its own adjustable thermostat.
