The Residence is immediately adjacent to the Broughton Primary School and as such there will be an inevitable level of noise heard from children playing during their breaks, both during the school day and at afterschool clubs. Residents must be willing to accept that an element of noise from the playground forms part of community life in this location given the proximity of the School. If however you will be looking to work from your apartment during weekdays or will be keeping irregular hours during your stay please let us know and we will do our best to accommodate you in an apartment which located in the most appropriate part of the building.


As a number of the apartments consist of mezzanine deck levels and stairs they are unfortunately unsuitable for small children.


The Kingsford Residence operates a strict no smoking policy in all apartments and throughout the building. No pets are permitted in the Residence. 


Apartments are available with linen and towels for shorter stay durations however, as they are principally designed for long-term residents TVs are not provided as standard.


Nearing completion are the building’s communal areas which are expected to be operational in June 2018. These areas will be available to residents only once complete and consist of: The Club Room which functions as an elegantly designed resident lounge with large screen TV, coffee bar and plenty space to relax with friends and fellow residents; The Bridge which functions as co-working space and bookable private dining room with fully fitted kitchen to cater for larger gatherings and The Gym which consists of a functional training suite and separate cardio studio which will available for both private use and trainer led classes subject to a separate gym agreement/induction. Residents should be aware that these areas will only form part of the building’s facilities once complete and as such may not be available for those staying for shorter duration stays prior to their completion.
