Maureen McCadden, who heads up the letting services, sounds a cautious note of alarm about her experience of taking on the management of some properties from other agents who have struggled to keep up with the rules. She says ‘We have largely grown through personal recommendation and we frequently take on properties from smaller agencies who have found it near impossible to keep up with the pace of regulation. In many cases, the clients don’t understand that not complying with the regulations places them and their income directly at risk. We conduct a thorough audit for every new instruction to ensure that the client is not exposed to a financial penalty.’
