Looking to find a home to rent in 2023? Here are the dos and don’ts when viewing properties.
Think about what you want
Make a list of the key features you want in a property – it could be an easy commute to work, proximity to schools, multiple bedrooms, parking or a garden. View properties based on that criteria but to get more out of your property search, be willing to compromise too.

It is worth registering for alerts on rental property sites so you will receive an email alert as soon as a property with your desired features is available. They often enable you to create a watch list of your favourite properties, allowing you to keep a close eye on them in one simple list.

Invite a friend
It may be useful to bring someone with you when attending a viewing for a rental property. If you’re renting with a flatmate, make sure everyone who is going to live in the home is present at the viewing. If that’s not possible, it’s worth taking some photos of the property to show them later. The Edinburgh property market is competitive and arranging multiple viewings for flatmates on different dates and times will slow down the process.
Be flexible when viewing properties
The majority of viewings will take place during the working day so be prepared to take time out of your work or study schedule to attend.
Make a good first impression
It’s important that you stand out for the right reasons at a property viewing, so make sure you are on time and introduce yourself to the viewer, especially at group viewings as you want to be memorable.
The property advert online will contain a description of the home but don’t be afraid to ask questions at the viewing such as ‘does the property have any additional storage?’; ‘is the home fully or partly furnished?’; and ‘what are the parking arrangements for this property?’
Seen a property you love? Call the estate agent or landlord straight away to register your interest. Most properties won’t be given out on a first come first served basis but it’s good to be enthusiastic.
What is the minimum rental period in Scotland?
For short term tenancies, there was a minimum rental period of six months but there is currently no minimum period with private residential tenancies. Tenants only need to give 28 days’ notice to end their lease.
